FAQ
1. We don´t do short term rental.
Unfortunately we don´ t do short term contracts. Minimum 6 months contracts, witch is perfect for students who do one semester, at the university in Aalborg.
2. What about the deposit.
We do require a 3 month deposit. Often when someone wants to secure an apartment in advance, we take a pre deposit of 3000 dkk. in advance. Then we can secure the apartment, and take if off our listing on SoMe etc. The pre deposit is then deducted from your total deposit paid, when moving in.
3. What´s the procedure.
Once you decide you want to rent from us. We need your details : Name, date of birth, phone number, email address, current address.
We will send you a short brief of the contract in, Paragraph 11 (or you can read it in section 4 below, terms & conditions) for you to reed.The rest of the contract is standard, according to the Danish rental law ( in Danish)
You either pay the full deposit, or the pre deposit.
We will send you the contract, if you approve, you sign it and return.
We then mark the apartment or room as rented out. The full deposit has to be paid before you move in, or at the same time as you get the keys.
We do not hand over the keys without the deposit is paid.
4. Terms & conditions of the contract.
The parties have agreed that Section 32 and Sections 42-45 of the Tenancy
Act do not apply to the tenancy agreement.
If the landlord, at the time of the agreed net price indexation of the rent, makes
an adjustment which is less than
the increase in the net price index or fails to regulate, the landlord entitled to a
later net price indexation
of the rent to calculate the adjustment of the rent based on the indexation that
was actually carried out at the latest adjustment.
In addition to regulation according to the net price index, the tenancy
legislation's rules on rent regulation due to changes in
taxes and charges cf. §§ 46-48 of the Tenancy Act.
If the rented property is improved according to the principles in §§ 127-129 of
the Rent Act, a rent increase can also be notified for
the improvements according to the relevant legislation.
Digital communication takes place using the email addresses listed in § 1 of the
lease.
Email addresses other than those agreed above may not be used. If one party
changes its email address, it must
the other party is immediately informed of the change. Until the other party has
received notice of the change, it may
previously agreed email address is used.
The tenancy begins on the date mentioned in § 2 of the contract. The lease is
handed over to the tenant on 15 October 2024
a move-in inspection is held at the same time. The handover assumes that the
tenant has paid a deposit and paid in advance
rent in accordance with § 4 of the contract.
This lease is to be considered an invitation to make offers until the landlord has
signed the agreement.
Fees for moving and annual readings of heating, electricity, gas and water,
where meters have been installed, are collected from the tenants according to
the utility companies' current rates.
The tenant is hereby summoned for a move-in inspection of the tenancy on 15
October 2024 at 11:00 a.m., where keys will be handed out at the same time.
The tenant may not, without the landlord's written consent, change the color of
the walls, ceilings, floors, wood or metal of the tenancy. It is the tenant's
responsibility to examine the walls and ceilings for wires, pipes and cables
before drilling, screwing or tapping into the walls or ceilings. Wires, pipes and
cables can be found in all walls and ceilings. It is not permitted to drill holes in
window frames, doors, cupboards, tiles, tiles or tabletops. This is a breach and
will result in extensive remedial work to be paid for by the tenant.
The current house rules can be changed at any time and without further notice
by the landlord by sending a revised version to all tenants in writing. If there is
resident representation in the property, a resident's meeting can adopt house
rules. However, such house rules cannot change the terms of the contract.
The rented property may not be used for anything other than smoke-free yearround
living for a tenant with a household without the landlord's written
consent. Smoking seeps through the floor separation and bothers the other
tenants, just as smoking damages wallpaper, fabrics, ceilings and woodwork
and makes the repair costs when the tenant moves out significantly higher.
Smoking in the tenancy is considered as contravening the use of the tenancy.
Tenant may not keep pets of any kind, including fish, poultry, rodents in cages.
More and more people have allergies to different animals and by having animals
in the tenancy, the landlord cannot in the future guarantee potentially severely
allergic tenants that no animals have been kept in the tenancy. Even with good
hygiene and care, noise and odor nuisances are also experienced, as well as
increased maintenance requirements, if animals are kept. Therefore, no animals
of any kind may be kept in the tenancy for the sake of future tenants, as well as
the property's other residents. The lessee's breach of this is to be regarded as
a significant breach of the tenancy agreement, which may lead to termination
and/or termination of the tenancy.
If the tennant, despite the direct contractual relationship between the lessee and
the utility company/s, should be charged for part of the lessee's consumption,
including taxes, the lessor can of course collect these from the lessee. The
parties can agree that the tenant must pay an advance payment to the landlord
to cover the expenses.
During the rental period, the tenant must maintain and clean the garden/terrace
belonging to the lease, so that at all times
appears neat and well maintained. The tenancy is handed over to the lessor
after the end of the tenancy in the same cleaned condition as when taking over
the tenancy.
The landlord does not supply electricity to the tenancy. The tenant therefore
settles the payment for electricity for the tenancy directly
the supply company. The tenant is obliged to ensure that the supply of
electricity is not interrupted because of the tenant
conditions, including non-payment to the utility company. The tenant is also
obliged to add and
deregister as a user from the utility company and hereby draw attention to the
fact that the tenant is liable for the lease
from the beginning of the tenancy, cf. § 2 of the contract to the contractual
termination of the tenancy and is therefore obliged to be
registered as a user with the utility company throughout this period.
As the landlord does not supply electricity to the tenancy, the tenant is obliged
to register as a consumer at the address with an electricity company no later
than 3 working days before the start of the tenancy.
The notice of termination is 3 months to vacate on the 1st of a month. The
tenancy must be vacated no later than 14 days before
termination of the tenancy so that the tenancy can be restored. The tenant
pays rent during the renovation period, however
maximum 14 days.
5. Move in & out reports.
We do issue a move-in report, on your new apartment, so both you and us, are aware of the state the apartment is in, when moving in. We also do move-out reports, when moving out, so we can compare if there is any faults, cleaning or something else needed to be fixed.
6. CPR & housing allowance.
All our studio apartments are approved for CPR for 2 persons, and you can apply for housing benefit, to help with the rent. Often done by the school you attend.
7. What if I have to move out before my contract is over.
There is a 3 month notice period, on all our studio apartments, and 2 month on our shared apartments. If you for some reason have to move out, before your notice period is over, we will post the apartment as available, as soon as you are moved out. If we are successfull in renting it out, we will not charge you rent, for that period a new tenant is secured.
8. Who owns the apartments.
ASX2267 APS is the company that owns the apartments. The company is owned by Christian Krog. Remisevej 4. 9300 Sæby. 9. Can we stay 2 persons in the same apartment.
Some of our apartments are big enough for 2 people, if you can share a bed. There is a cost of 300 dkk for the second person. Thats due to the extra consumption of water and heating, witch is included in the rent.
10. Whats included in the rent, & what´s not.
Water and heating is paid by the tennant, same as electricity and internet. We will automatically set you up with an account, at the electric company, and help you with the internet connection. There is optical fiber net installed in most of our apartments, so connection is fast. We can also help with 5g wifi connection.
11. How do I pay rent.
Rent has to be paid no later that the 5 th. of the month. You can pay cash, if needed, until you have your bank account set up. After that, payment by bank transfer or PBS ( automatic bank transfer ) If you transfer money from abroad, you will have to pay the transfer fee. Always remember to put your name on any transfer.
12. We follow the danish rental law.
There is a strict rental law in Denmark, that favours the tenant. We follow the law, so that you are confident that the rental period is safe for you.
13. What is required of me.
We do take pride in our apartments, and we hope you will do the same. That means that you need to take care of the apartment, as if it was your own. Regular cleaning, ventilation a few times a day, especially after showering, after sleep etc. There is a quiet ventilation outlet in each apartment, that is required to be on 24 hr. to minimize moist and prevent mold building up.
14. Can my family, or friends stay over.
You are welcome to have family or friends staying over, for a short period. Normally a week or so is ok. If they need to stay longer we need to be informed, and might charge you a small amount for that.
15. Noise & smoking.
Be respectful to your neighbour. That means no loud music after 10 pm to 9 am. Smoking is not allowed inside our apartments. If you do smoke, it has to be on the terasse or balcony outside.
16. Transport and shopping.
The buss stops are close by. They can take you to the city centre in 10 min, or AAU in 15 min. City centre is 15- 20 min if you want to walk. Supermarket is close by, and Vejgård city centre is close by also.
17. Laundry & cleaning.
We do have a washing machine, dryer and iron/board in the building you can use. You need coins to use the washer and dryer. There is also vacuumcleaners you can use, free of charge.
18. Pets.
Unfortunately we do not allow pets in our apartments.
19. Whats in the apartments.
All our studio apartments are ready to move in. There is duvet, pillows, bed linen, kitchen and shower towels and, a fully equipped kitchen.
20. Cleaning the apartment.
The apartment is cleaned to a high standard, when you move in, we do require the same when you move out. You are welcome to do the cleaning yourself, and we will off course give advice, if there are any questions.
21. House rules.
Do not hang clothes to dry in the apartment, use a tumble dryer in the laundry
room, or dry the clothes on the terrace. To avoid mold in the apartment, open
the bathroom door and the window in the room during/after showering and
cooking. Make sure to ventilate the apartment 2-3 times a day by opening
windows. The ventilation unit in the tenancy must be switched on at all times.
Faults or irregularities in installations for water, electricity, heating and drainage
must be reported to the landlord immediately. The apartment's occupant is
obliged to reimburse the property for all expenses stemming from leaking
cisterns etc., which you have failed to report.
Smoking is only allowed on the terrace / balcony or in the common area / yard
No loud music or other noise between 10pm and 9am in the rental property.
Professional practice of music, without special permission, is not allowed.
When using the outdoor area, it must be cleaned/tidyed up on the same day it
is used.
No noise, music or other disturbing noise between 10pm and 9am in the
outdoor areas.
Bicycles may not be parked anywhere other than in the designated areas for
bicycles, and will be removed without notice. A bicycle shed has been set up,
and a small parking space in the yard, behind the hedge to the main building.
No storage of furniture, bags, rubbish etc. in outdoor areas, such as terraces,
bicycle rooms or the like.
Washrooms may be used between 09:00 and 22:00. The room must be left
cleared/cleaned after use.
The machines are cleaned/emptied of water, as well as emptied of dirt, and left
open after use. The door to the laundry room must be ajar with a door stopper.
The main door must be kept closed, but it may be opened for shorter periods of
time if ventilation is required.
Vacuum cleaners must be returned immediately after use. Bags are changed if
necessary, found in the vacuum cleaner room.
If there is a mistake or damage to something in the lease, the tenant must
report it to the landlord as soon as possible
No antenna/satellite dish of any kind may be set up on the balcony, roof or
elsewhere.
Repeated violations of house rules, which result in repeated oral and written
reprimands, may result in termination
of the lease, in accordance with §§ 83e and 93g of the Rent Act.
22. Parking.
There is free parking for cars and motorcycles, on the streets surrounding our apartments. We have a covered area for bicycles.
